General apartment maintenance experience, knowledge light carpentry, plumbing and electrical knowledge, knowledge of safety procedures, safety conscious, steady and dependable, ability to work with pressure of deadlines, and ability for a flex work schedule to accommodate after hours and weekend emergencies. SUMMARY OF FUNCTIONS:Responsible for the timely completion of work orders, make-ready apartments. Required to be ion calli after hours in accordance with the schedule communicated by Community Manager.ESSENTIAL FUNCTIONS:Duties may include, but are not limited to:1) Diagnose and perform routine maintenance/repair in a timely and professional manner. Assure all service requests are completed on a daily basis. Accurately document work performed on service request, including parts and time utilized, and returns to Community Manager by end of day. Follow-up on completed service requests to ensure satisfaction. Follow-up and communicate to resident and Community Manager.2) Promote good public relations with residents, co-workers, and company staff through great ipeoplei attitude and resident trust. Always display a friendly and courteous attitude towards prospects, residents, vendors and other employees. Maintain professionalism at all times.3) Complete make-ready checklist. Inform community manager of needed services and repairs. Routinely perform duties to restore apartments to imake readyi status. Work with the Community Manager to ensure adequate number of make ready units are available and that the quality is up to company standards.4) Complete special projects as may be assigned and prioritized by the Community Manager or Maintenance Supervisor.5) Inspect exterior of the property. Perform building and common area upkeep on a daily basis in accordance with company standards. 6) Completion of preventative maintenance. Maintain accurate records and provide resident training as required.7) Maintain shop appearance to standards to facilitate quick assessment of supply inventory. Maintain proper equipment, and equipment inventory to ensure warranty compliance.8) Follow safety guidelines in accordance with company policy and standards.9) Perform effective emergency maintenance (after hours) as required and within time frame specified by policy.10) Coordinate maintenance objectives with the Community Manager.12) Perform, and report all work according to the safety standards of the company, OSHA and health codes. Perform work area clean-up on a weekly basis.13) Pass annual Fair Housing Training Course. ORGANIZATIONAL RELATIONSHIP: Reports directly to the Community Manager, who have the primary authority to determine the exact iday-to-dayi duties of the technician. This determination will take into consideration the technicianis skills, experience and career goals, and how they best fit into the operational needs of the property. Work other maintenance staff, Community manager, vendors, suppliers and maintenance staff from sister properties. REQUIREMENTSMust have own tools.Must be able to work 20 hours per week, during normal business hours.PHYSICAL DEMANDS: Extensive mobility and excellent physical condition. The ability to lift 100 lbs. for the installation and removal of appliances. The ability to operate all required hand tools for repairs. The ability to walk, stand, sit, kneel, squat, crouch. bend, stoop, push, pull, twist, climb stairs, climb ladders, grasp, squeeze, and reach including overhead items in need of repairs. The ability to drive to and from job sites. Tolerance to all extremes of hot and cold weather, as may be necessary.
